Commercial Irrigation Services

Commercial irrigation maintenance and repair. One less thing to manage.

Irrigation maintenance and repair for industrial, commercial and condominium properties.

SMART looks after commercial irrigation systems across Ontario with in-house, certified crews. A season of service covers spring start-up, in-season inspections, repairs as they come up, and fall winterization, with a written record after every visit so you can show your owners and tenants exactly what was done.

Maintenance keeps the system working. If you also want to see what it is doing between visits, Irrigation Management adds flow monitoring, remote scheduling and alerts; it is a separate service, and we will tell you plainly whether your site needs it.

Irrigation Management Services

Add monitoring for visibility between visits.

Scheduled maintenance provides essential checks throughout the season. Monitoring adds visibility into what happens between those visits.

For suitable systems, our Irrigation Management Services (IMS) can help identify unusual flow, support watering adjustments and provide a clearer view of irrigation water use. That gives your management team more information to act on when a potential problem develops.

Maintenance

Checks, services and repairs the physical system.

Monitoring & management

Tracks system performance and guides adjustments throughout the season.

An example: what a leak between visits costs

A stuck valve leaking 25 litres per minute runs about 36 m³ of water a day≈ $175/day
Left running for a month before anyone notices≈ $5,250
The repair is the same either way. What changes the cost is how long the leak runs before someone knows about it.

Illustration at Toronto’s 2026 commercial water + wastewater rate of $4.8629/m³. Actual rates and leak sizes vary.

We can assess your existing equipment, explain any upgrades needed and recommend whether IMS is a practical fit for your property. Monitoring capabilities and response arrangements depend on the equipment installed and the agreed service scope.

How we work

Clear records. Practical recommendations. One accountable team.

In-house service crews

Our own field team carries out the work, with one company accountable for your irrigation service.

Documentation you can use

Service records help you understand what was checked, what was repaired and what still needs attention.

Recommendations based on your system

A problem does not always call for a replacement. We assess the existing system and help you understand when a repair, adjustment or upgrade makes sense.

Support for future improvements

When a system needs more than maintenance, SWS also provides irrigation design, retrofits and installation, planned around the property’s needs and budget. Explore installation & retrofit

Frequently asked questions

Commercial irrigation maintenance — what to expect.

Can you maintain a system installed by another contractor?

Yes. We can assess your existing irrigation system, identify its condition and service needs, and recommend a maintenance approach.

What does a maintenance agreement include?

The scope is set out in your proposal. A seasonal program can include spring start-up, in-season inspections and fall winterization. Repair work, monitoring and other services are identified separately so you understand what is included.

Is monitoring included with maintenance?

Your proposal will specify whether monitoring is included. We review your equipment and management needs before recommending an IMS program or any required upgrades.

How are repair recommendations handled?

We explain the issue and recommended work so you can make an informed decision. Approval requirements and spending limits can be discussed when establishing your service agreement.

Can you coordinate service across several properties?

Yes. Tell us where your properties are located and how your team manages access, approvals and reporting. We can discuss a coordinated service approach.

What if we have an urgent irrigation problem?

Call our service team at 888.444.1530 and describe the issue, property location and any immediate impact. We will discuss next steps and scheduling based on the situation.

Do we need to replace an older irrigation system?

Not necessarily. Targeted repairs, controller improvements or changes to sprinkler components may address the problem. We assess the system before recommending a larger investment.
