What areas does SMART Watering Systems serve?
We provide commercial irrigation and water management across the Greater Toronto Area and the Golden Horseshoe — 26 cities, from Milton to Niagara. Our primary service area covers roughly a 50 km radius from our Milton operations base, including Toronto, Mississauga, Brampton, Vaughan, Markham, Richmond Hill, Oakville, Burlington and Guelph. Our extended area reaches roughly 100 km, covering Hamilton, the Niagara region and Durham.
Do you subcontract work in cities further from your base?
No. We do not subcontract anywhere in our service area. Every technician who attends your property is our employee — certified, badged, and accountable to us. This is unusual in commercial irrigation, where regional coverage is typically achieved by subcontracting to local operators, and it is the main reason our service standards are consistent across the footprint.
Can you service a portfolio with properties in multiple cities?
Yes — this is what we are built for. We manage 750+ commercial properties across the GTA and Golden Horseshoe, many of them portfolios spanning several municipalities. You get one contract, one invoice, one point of contact, and portfolio-level Water Intelligence Reporting rather than a stack of site-by-site invoices from different contractors.
How fast can you respond outside the GTA core?
Our primary service area carries the densest crew coverage and the fastest response. In the extended area we operate on scheduled routing rather than on-demand density. Because managed sites are monitored remotely, many issues are diagnosed and often resolved before a truck is dispatched, which reduces how much response distance actually matters.
Do you serve properties outside your listed cities?
Often, yes — particularly for portfolio clients who have a property just outside the footprint. Get in touch and we'll tell you honestly whether we can service it properly. We would rather decline than take on a site we can't maintain to the standard we hold everywhere else.
Do you provide indoor water management everywhere you provide irrigation?
Yes. Commercial irrigation and indoor water management — leak detection, flood monitoring, and water intelligence reporting — are available across the whole service area. Managing both sides of the meter is what distinguishes us from irrigation contractors, and we don't restrict it geographically.
