A leak in one tenant space can disrupt an entire building.
Water damage can mean closed tenant spaces, interrupted operations, damaged equipment or inventory, and difficult conversations with tenants and owners. SWS Indoor Water Management combines monitoring, alerts and shutoff options to help your team identify problems and respond.
Office · Industrial · Retail
The repair is only part of the disruption.
When water escapes unnoticed, the impact can extend well beyond the plumbing. Tenants may lose working or trading days. Spaces, equipment or stock may be damaged. Your team has to coordinate repairs, explain what happened and manage the follow-up.
A clearer view of indoor water conditions—and a defined response plan—can help you act sooner.
- 01
Identify unusual activity.
Bring attention to water use or moisture conditions that warrant investigation.
- 02
Plan for after-hours events.
Define who receives an alert and what happens if the first contact is unavailable.
- 03
Know how to intervene.
Determine where automatic or remote shutoff is appropriate.
- 04
Document what happened.
Support follow-up with a record of the event and the response.
Detect. Control. Respond.
Indoor Water Management connects monitoring technology with a practical plan for action.
Detect
Identify conditions that need attention.
Moisture sensors and flow monitoring help identify potential problems at selected locations throughout the building.
Control
Plan how the water stops.
Where suitable valves are installed and configured, automatic shutoff can respond to defined trigger conditions. Remote shutoff provides another option for authorized teams.
Respond
Give every alert a clear next step.
Establish an escalation path for designated contacts, clarify responsibilities and document events for follow-up.
Monitoring coverage and shutoff capabilities depend on the equipment installed and the agreed system configuration. Fire-protection systems are excluded from automatic shutoff.
Start with the places where a leak would matter most.
Every building has different plumbing, occupancy patterns and operational priorities. The starting point is understanding where an incident could cause the greatest disruption.
Areas to discuss include
- Mechanical rooms and water-heating equipment
- Plumbing risers, shared washrooms and service areas
- Vacant units and unoccupied tenant spaces
- Server rooms, warehouses and inventory storage
- Locations with a history of leaks
- Spaces where water could interrupt tenant operations
Begin with one building or discuss priorities across your portfolio.
A clearer plan for your team. A clearer explanation for stakeholders.
Whether you report to a property owner, asset manager or investment committee, the questions are practical:
- 01Where are we exposed?
- 02What will the proposed system monitor?
- 03When can water be shut off?
- 04Who receives alerts and takes action?
- 05What information will we have after an incident?
SWS helps frame the conversation around your building, your operations and the proposed scope of service.
Managing a strata? Leaks rarely stay in one suite.
A leak that starts in one suite can reach the units below, common property and the owners who share in the repair. Detect, Control, Respond works the same way in a strata building.
Common property and suites.
Coverage can include mechanical rooms, risers and shared spaces, plus in-suite locations where access is arranged.
A clear scope for council.
Show your strata council what is monitored, when water can be shut off and who is contacted.
Owners away, suites empty.
Plan for alerts when owners are travelling or a suite sits vacant between occupants.
Outside the building, the same approach applies.
SWS Irrigation Management brings monitoring and control to your property’s irrigation system, with oversight from the SWS water management team.
- Detect
Flow monitoring helps identify mainline breaks and unusual water use.
- Control
Where a master valve and flow sensor are installed, water can be shut off when a break is detected.
- Schedule
Weather-based scheduling adjusts watering to site conditions.
Covers irrigation system management and monitoring. Seasonal maintenance and repairs are not included.

Can this be considered for an existing building?
Start with a review of the property’s plumbing, access and operating requirements. Equipment selection and installation scope depend on the building.
Does every leak trigger an automatic shutoff?
No. Automatic shutoff requires suitable installed equipment and configured trigger conditions. Some areas may use detection and alerts without automatic shutoff.
What happens after hours?
Configured automation and alert escalation can operate around the clock. Staffed support is a separate part of the service. Your proposal should clearly identify support hours, the applicable time zone and your property team’s responsibilities.
Will this prevent all water damage?
No system can guarantee that every leak will be detected or all damage prevented. The goal is to improve visibility and support a more timely, coordinated response.
Can we discuss more than one property?
Yes. Tell us about your portfolio and the buildings you are most concerned about. Site suitability, installation arrangements and service availability will be confirmed during scoping.
Where could a water incident disrupt your building?
Tell us what you manage and where you are concerned about water risk. We’ll discuss your priorities, potential options and the next steps for assessing fit.
